Knebworth & Codicote Property Market Report, May 2026
The Knebworth & Codicote market is shifting, with more homes for sale and mixed price trends across Codicote, Knebworth and the wider East of England, creating both challenges and opportunities for movers.
Welcome to the Knebworth & Codicote property market report for May 2026. Local conditions are changing, with more choice for buyers and a greater need for realistic pricing from sellers. Knebworth and Codicote are both outperforming many parts of the country over the longer term, but each village is experiencing very different short term trends.
In Codicote, the average sale price over the past 12 months stands at £481,000, with property changing hands at around £484 per square foot. Prices are very slightly down on the year at 1.2 per cent below last spring, yet still 6.6 per cent higher than five years ago. That combination suggests a market that has cooled after strong gains, rather than one in decline.
By property type, detached homes in Codicote are achieving an average of £891,000, semis around £509,000, terraces £372,000 and flats about £172,000. There have been 77 completed sales in the last 12 months, with New Town, SG4, emerging as the most active street. This hints at a steady underlying level of demand, especially for well located family houses.
Knebworth is currently the stronger of the two markets in annual terms. The average sale price over the last year is £440,000 and the average price per square foot is £466. Unlike Codicote, Knebworth has seen prices rise by 2.3 per cent over the past 12 months, and values now sit 10.6 per cent above where they were five years ago. That long term growth reflects the village’s appeal, rail links and variety of housing.
In Knebworth, detached homes are selling for an average of £744,000, semi detached properties for £484,000, terraced houses for £409,000 and flats for £239,000. A total of 104 sales have completed in the past year, with Wadnall Way, SG3, recorded as the most active street. Compared with Codicote, Knebworth appears busier and more price resilient.
One of the clearest signals this month is the shift in stock levels. Codicote currently has 209 homes available for sale, which is 85 per cent higher than the three year average. Knebworth has 121 properties on the market, up 30.1 per cent on its three year norm. In simple terms, buyers have far more choice than they are used to, particularly in Codicote.
