Hitchin Property Market Report, May 2026

Hitchin Town and its neighbourhoods of Benslow, Bearton, the Poets Estate, Walworth, Purwell and the nearby villages are seeing a busy market, with higher stock levels, realistic pricing and mixed price trends across different property types.

Across Hitchin Town, the average sale price over the past 12 months sits at £412,000, with an average of £487 per square foot. Prices are down 1.5 per cent over the last year, but still up 9.4 per cent over five years, which underlines how much values have grown since before the recent interest rate rises. There have been 499 sales in the last 12 months, showing that well-presented and sensibly priced homes are still changing hands at a healthy pace.

Detached homes in Hitchin Town are achieving an average of £882,000, semi-detached £599,000, terraced £420,000 and flats £239,000. The most recent sales have achieved around 102.7 per cent of asking price, and the typical time to agree a sale has been only 26 days. This suggests that while headline prices have eased slightly, correctly priced properties are attracting strong interest and sometimes competitive bidding. There are currently 488 homes available, which is 56.1 per cent above the three-year average, so buyers have far more choice than they did a couple of years ago.
