Register Your Rental Property: what Hertfordshire landlords need to know

A new national Private Rented Sector Database is being introduced. Here is what landlords will need to do and how Putterills will help.


A new national register is coming for private landlords, and Hertfordshire is in the second region to join.
Called the Register Your Rental Property service, the database will bring together key information about landlords, rental properties, tenancies and property safety. It is intended to make compliance clearer for responsible landlords, give tenants better information and help local councils identify properties where the rules are not being followed.

When will Hertfordshire landlords need to register?


The Government’s published timetable places Hertfordshire within the East of England rollout.
Registration is due to open on 15 January 2027, with landlords given until 14 April 2027 to register properties that are already let or become let during the rollout period.
There will be an annual registration fee of £65 for each property, with registration renewed each year.
The detailed regulations are still completing the parliamentary process, so some practical parts of the service may be refined before launch. We will keep our landlords updated if the final guidance changes.

What will landlords need to do?


The landlord remains responsible for starting and completing the registration. If you use a letting agent, the agent may be able to upload certain property, tenancy and safety information on your behalf, but you will still need to begin the process and confirm that the information supplied is correct.
You will need a GOV.UK One Login and should expect to provide:

Your name, contact details and residential address
Details of any company, trust or other organisation that owns the property
The rental property address, ownership type and number of bedrooms
The number of occupants and households living at the property
The current rent and whether any utilities are included
Whether the property is furnished, partly furnished or unfurnished
Details of any HMO, additional or selective property licence
Current gas, electrical and energy performance information
Details of any Minimum Energy Efficiency Standards exemption, where applicable

The Government has confirmed that landlords must start the registration themselves. Putterills can help prepare the information, but responsibility for the registration remains with the landlord.

The documents will be clearly organised so that they are ready to use when you register your property. We will also explain what you need to do and which parts of the process must be completed personally by the landlord.

This does not transfer the legal responsibility for registration to Putterills, but it should remove much of the work involved in finding documents and assembling the required property information.
