Hitchin remains one of the best stocked markets on our patch, with plenty to view, but this month's figures show it is buyer conversion, not buyer choice, that is deciding results.



This Hitchin property market report for September 2026 looks at a town that is not short of homes to view. Around 179 are currently on the market across the wider Hitchin area, a healthy spread of choice for anyone browsing the portals this autumn. What the numbers this month make clear is that a full page of listings does not automatically mean a full diary of viewings.

Across West Hitchin, completed sales over the past twelve months are down 17.5 per cent on the year before, and the average sale price has fallen 12.2 per cent. Looked at on its own, that second figure sounds alarming, but it masks a genuine shift in what actually sold, flats made up 39 per cent of transactions this year, a noticeably larger share than usual, which pulls the headline average down without reflecting a fall in what any single type of home is actually worth. Price per square foot, a fairer like for like measure, was down a much more modest 3.3 per cent.

Broken down by property type, the picture steadies further. Detached homes averaged £862,000 over the past year, semi-detached homes £650,000 and terraced houses £432,000, all broadly where they have sat before. That consistency matters for anyone trying to judge what their own home is actually worth against the headline number alone.
The typical time to find a buyer across the wider Hitchin area currently sits at around 169 days, a figure pulled higher by a small number of long standing listings that have sat for well over a year. Hitchin's own neighbourhoods are moving at noticeably different speeds too. Bearton was the busiest by volume with 103 sales this year, averaging £379,000. Poets Estate, Walworth and Purwell was the steadiest, up 0.9 per cent on the year at an average of £377,000. Benslow saw fewer sales, 42 in the past year, averaging £414,000, though on a sample that size a handful of transactions can move the figure meaningfully.

The homes that move fastest are the ones priced and presented correctly from the first viewing, not the ones adjusted only once interest has already cooled.
