One town, three very different results
The Grange, Phoenix Park & Jubilee and Jackmans are not moving together.
The Grange saw the strongest year of any estate in the town, average price up 7.8 per cent to £370,473, with price per square foot up 5.9 per cent. Phoenix Park & Jubilee rose a more modest 3.3 per cent, but completed sales there fell 45.9 per cent on the year, the sharpest volume drop of anywhere we cover. Jackmans was essentially flat, down 0.1 per cent, with price per square foot down a marginal 0.4 per cent. Blended across all three, the town average rose 4.8 per cent to £350,191, a figure that hides more than it reveals.
Why the same town produces such different results
The spread is not simply about which estate is more desirable.
Part of the difference is genuinely structural, Phoenix Park & Jubilee carries a notably higher share of flats, 35.7 per cent of completions against 14.6 per cent on the Grange and 20 per cent on Jackmans, which pulls its average down even as demand holds. But part of it is how each sale was positioned. A flat estate, a family estate and a mixed estate each need a different case made for them, and a guide price copied from a neighbouring estate rarely reflects the home actually being sold.

The town figure is a starting point, not a verdict.
A blended average of 4.8 per cent growth tells a vendor almost nothing about their own estate’s result, the difference between the Grange’s 7.8 per cent and Jackmans’ flat year is the whole story. Nationally, asking prices rose for the first time since May, though supply remains at a twelve year high and buyer enquiries are still 9 per cent below last year, so the launches that stand out are the ones positioned around genuine, estate specific evidence, set out through Putterills’ five step process, not the town average.

For sellers the Grange, Phoenix Park & Jubilee and Jackmans each behave differently enough that a shared town figure is not a safe guide for any one of them. For buyers do not assume the town average applies to the estate you are looking at, ask what your target estate has actually been doing this year before you decide what a fair offer looks like.
