Hitchin Property Market Report, October 2026

Hitchin buyers are still agreeing sales in around three weeks, but mainly on the homes that catch them early.

In the latest month, homes in Hitchin went under offer in around 21 days and sold at 113 percent of their asking price. Over the past month, 58 houses and bungalows priced above £400,000 came to market in the Hitchin area, and 50 sales were agreed in the same price range. Hitchin buyers haven't gone anywhere.

The other half of the picture is the queue. There are 395 homes for sale across the town, 36 percent more than the three-year average. Close to half have been reduced since they were listed, and one in seven has come down by more than 10 percent. Among higher priced houses across the area, the average time on the market over the past six months was around 168 days.

The reason is simple. A new listing reaches every buyer with a saved search for that part of Hitchin on the day it goes live, and they look at it with fresh eyes. That attention does not come back. A month later the same home is one of several hundred, with a history buyers can see.

The pattern runs through the neighborhoods. Poets Estate, Walsworth and Purwell has been the quickest and strongest part of the town, with homes agreeing in around 18 days. Bearton is similar in pace, but almost 60 percent of its homes for sale have been reduced. The villages of Offley, Pirton and Hexton move more slowly, and reward patience and an accurate first price.

Land Registry figures show sold prices across North Hertfordshire 3.1 percent higher in the year to August (provisional), while average fixed mortgage rates are close to 6 percent. Locally, permission was granted in August for 300 homes at Little Wymondley, and North Herts Council is holding a Local Plan drop in at Hitchin Town Hall on 9 November.

For sellers, treat the launch as the main event. A Marketing Price set from recent Hitchin sales, a Property Launch to buyers already registered with the Hitchin office, and a four-week Marketing Review make the most of the weeks when buyers are paying the most attention.

If you are thinking about selling, the Putterills Hitchin team would be pleased to arrange a free property marketing strategy consultation or valuation.

Knebworth and Codicote are not one market. Moving between them means moving between two genuinely different price tiers, and both saw noticeably fewer completions this year.

Nearly half the homes for sale in Welwyn Garden City have already changed their price. Buyers are still buying, but they have stopped paying for optimism.

In Knebworth and Codicote, time on the market has become the hidden cost of selling.
