Welwyn Garden City Property Market Report, October 2026

Welwyn Garden City Property Market Report, October 2026

Nearly half the homes for sale in Welwyn Garden City have already changed their price. Buyers are still buying, but they have stopped paying for optimism.

Of the 524 homes currently for sale in Welwyn Garden City, 46.9 per cent have been reduced at least once since they were first listed. With stock 57 per cent above its three year average and 109 new listings in September alone, buyers have more choice than at almost any point in the last three years, and they are using it carefully.

That does not mean the market has stalled. Homes that sold in September had been on the market for around forty days, and the average sale price across the town rose by about 1 per cent over the year to August, to £384,737. In Haldens and in Hatfield Hyde and Hall Grove, homes sold in the latest month achieved more than their asking price.

The difference is the first price. A reduced listing carries its history with it: buyers can see when the price changed, and they draw their own conclusions. Among higher priced houses across the wider area, the average cut over the past six months was around 5.5 per cent. Zoopla's national research this month found that only 19 per cent of homes needing a reduction sold within 90 days, against 41 per cent of those that did not.

Across the neighbourhoods, Haldens led the year with values up 9.1 per cent to £312,000, and Handside rose 7.1 per cent. West Side holds the highest values in the town at £551,000, but homes there have been taking around 71 days to agree. Panshanger has the quickest sales, at around 24 days, and also the highest share of reduced homes.

Nationally, average fixed mortgage rates are close to 6 per cent, and the Bank of England makes its next decision on 5 November. This week's Budget left stamp duty unchanged. Locally, formal planning permission has now been issued for the Wheat Quarter, with around 576 homes planned on the former Shredded Wheat site.

For sellers, the lesson is to make the first price the right one. A Marketing Price built from recent sales in your own neighbourhood, a Property Launch to buyers already registered with us, and a Marketing Review at four weeks give a home its best chance of selling well without ever needing a second price.

If you would like to understand how your home sits in this market, the Putterills Welwyn Garden City team would be pleased to arrange a free property marketing strategy consultation or valuation.

Hitchin buyers are still agreeing sales in around three weeks, but mainly on the homes that catch them early.

Hitchin remains one of the best stocked markets on our patch, with plenty to view, but this month's figures show it is buyer conversion, not buyer choice, that is deciding results.

From 15 January 2027, every landlord letting a home in Hertfordshire on an assured tenancy must register themselves and the property on the Government's new database, with a deadline of 14 April 2027. Here are the 100 questions landlords are asking us, answered plainly.

Knebworth and Codicote are not one market. Moving between them means moving between two genuinely different price tiers, and both saw noticeably fewer completions this year.
