Letchworth Property Market Report, October 2026

Letchworth's asking prices are coming back to the evidence, while the price buyers pay per square foot has held firm.

Asking prices in Letchworth have eased by almost 3 percent over the past year, to an average of £378,836 across the homes currently for sale. Over the same period, the price per square foot buyers actually paid rose by 3.3 percent. In the latest month, Letchworth homes that sold achieved, on average, their full asking price, and agreed in around three weeks.

Sellers have had to adjust because buyers have more choice. There are 282 homes for sale across the town, 71 percent more than the three-year average, and 46.8 percent have been reduced at least once. The adjustment has been sharpest on Phoenix Park Estate and Jubilee, where asking prices are 8.1 percent lower than a year ago, and on Jackmans Estate.

Buyers, meanwhile, are still paying a fair price for quality. The Grange Estate had the strongest year in the town, with the average sale price up 7.2 percent to £363,000. Homes there agreed in around 17 days in the latest month, and supply remains the tightest in Letchworth, at around six months of sales.

Land Registry figures show sold prices across North Hertfordshire 3.1 percent higher in the year to August (provisional). Locally, a developer is preparing plans for up to 240 homes and new shops on the Garden Square Shopping Center site. In neighboring Baldock, the council has resolved to grant permission for up to 3,200 homes, subject to a legal agreement.

For sellers, the message is to price for the buyer who is looking now. A Marketing Price built from recent sales on your own estate, a home that is fully presented on the first day of marketing, and a four-week Marketing Review give the best chance of a sale at full value rather than a reduction later.

In Tewin, Burnham Green and Digswell, a single sale can move the average. That is not the same as the market moving.

Nearly half the homes for sale in Welwyn Garden City have already changed their price. Buyers are still buying, but they have stopped paying for optimism.

Within Letchworth, one estate is climbing strongly, one has barely moved, and the gap is not really about location.

Knebworth and Codicote are not one market. Moving between them means moving between two genuinely different price tiers, and both saw noticeably fewer completions this year.
